Short-term-rental turnovers in Park City

Guests out at ten, next guests in at four. The six hours between are ours.

A family crew of nine turning over chalets and condos in Park City and the Snyderville Basin. Beds made, boot room dry, hot tub read, and a photo report on your phone before the next guests reach the lockbox.

  • Photo report after every turnover
  • Hot tub and propane readings, not guesses
  • Certificate of insurance on request

What a mountain house needs that a beach condo doesn't

The turnover is the base. These are the lines owners add for the tub, the boot room and the fire, each priced on its own after the walkthrough.

Hot tub and deck

For the chalets with a tub, a sauna or a plunge on the deck.

  • Hot tub reset

Shell and waterline wiped, filter rinsed, cover and latches checked, and a photo of the test-strip reading sent to you.

    Each turnover
  • Deck and steps sweep

Snow and grit brushed off the deck, steps and tub surround, and a text when ice is building where guests walk.

    Winter
  • Sauna or plunge wipe-down

Benches, floor and door handle wiped, and the towel hook restocked.

Boot room and entry

Where a week of slush ends up.

  • Boot room reset

Trays emptied and wiped, boot dryers checked, mats shaken out, and salt and melt mopped off the floor.

    Each turnover
  • Lost-and-found bag

A glove, a hat or a goggle strap left behind is bagged, photographed and listed for you the same day we find it.

  • Gear room check

Ski and board racks cleared of guests' gear, wax bench wiped, loaner items counted against your list.

Firewood and propane

Counted and reported. Nothing connected, lit or swapped.

  • Firewood restock

Rack stacked from your supplier's delivery, bark and ash swept up, and a count of how many nights of wood are left.

  • Hearth reset

Cold ash swept, hearth and glass wiped, tools put back. We never light a fire or clean a flue.

  • Propane gauge check

We read the tank gauge, photograph it and text you when it is under a quarter. Your propane company swaps tanks.

No price is printed here because a one-bedroom condo and a six-bedroom chalet are not the same job. Each add-on is a line on your written estimate.

The six hours

From the last guest's car to the next guest's lockbox

  • 01

    Boot room, first

The slush is on the floor, so the entry goes first and has time to dry.

Pricing

A written number before your first turnover, and none printed here

Yui walks the property, counts the beds and baths, notes the tub, the boot room and the fireplace, and sends a written estimate within one business day. Each add-on is its own line.

What the estimate says

  • One flat price per turnover, by property

  • Add-ons listed as separate lines

  • Holiday weeks named on the estimate if they cost more

  • Nothing booked until you approve it

Runs the laundry day: counts, folds and puts every set back where your owner closet lists it.

  • Kent

    Boot room and restock

Resets the entry, the gear room and the supply shelf against your list.

Sample reviews

What owners write after a winter

“The report showed the tub reading and the propane gauge with the guest still on the road. I stopped driving up on Saturdays.”

Jeanine B.Four-bedroom chalet, Deer Valley

“Back-to-back bookings over a holiday week, and the boot room was dry for each arrival. The lost-and-found list reached the guest before I did.”

Burt K.Condo, Canyons Village

“I asked what the firewood line meant. Felicitas texted a photo of the rack and a count of the nights left. Nothing was lit, as promised.”

Where we turn over

Thaynes Canyon to Kimball Junction, and over the hill by arrangement

Most of our turnovers are within fifteen minutes of Prospector Avenue. Heber, Hideout, Kamas and Oakley are by arrangement, because a Saturday turnover that far out costs a driver's hour.

Questions

Questions ski-town owners ask first

What happens if guests check out late?

We text you the moment we arrive and find the house still occupied, and wait or reschedule the crew by your instruction. A late checkout is a labeled line on the estimate, not a surprise.

Do you test and treat the hot tub water?

We wipe, rinse and check the cover, and we photograph the test-strip reading for you. We don't add chemicals unless you leave written instructions, and your spa company handles the water.

What do you do about propane?

We read the gauge and photograph it. We never connect, swap or adjust a tank or regulator. If we smell gas, we leave and call the utility and you.

Who has the keys and the alarm code?

Only the crew assigned to your property, and the code is stored in one place Yui controls. The policies page says how a lost key is handled.

Can you work with my booking calendar?

We read your calendar from the booking site's shared link, so a new reservation shows on our schedule. Owners with a property manager can have us work from their turnover sheet.
