Pricing
How pricing works
We don't print a price, because a two-bedroom condo and a six-bedroom chalet with a tub aren't the same job. This is how the number is decided, and when you get it.
What decides the price
Six things move it, and the walkthrough form asks about each.
Bedrooms and bathrooms, and how many beds are made up
Hot tub, sauna or plunge on the property
How many turnovers a month, and in which weeks
Linen: yours, ours or a rental service's
Add-ons from the menu
Distance from Park City, past Kamas or Heber
What the estimate includes, and what it doesn't
The estimate is written, one line per job.
Includes: the turnover checklist, linen changes, restock from your list, the photo report
Includes: every add-on you chose, as its own line
Doesn't include: supplies you want bought, repairs, or snow removal
Doesn't include: anything we find that needs a specialist
What happens at the walkthrough
Yui or Wes walks the property with you, in person or on a video call, and photographs every room.
Counts beds, baths and towels
Notes the hot tub model, the boot room and the fireplace type
Asks where the lockbox is and how the alarm works
When a guest or an owner calls in the evening
Winter turnovers run late on Saturdays and Sundays, and the phone is answered until 7 p.m. on those days.
A late checkout is added to the turnover as a labeled line
After 7 p.m. a message gets a reply the next morning
A call-back for a missing item or a spill is not charged as a new turnover
When you get the number
Within one business day of the walkthrough, by email or text, before we book a single turnover.
A flat price per turnover, by property
A separate flat line for each add-on
Nothing is booked until you approve the estimate
If the property or the calendar changes
Add a bedroom, drop the tub, or move to a different booking site and we reprice that line, in writing, before the next turnover.
Calendar sync changes don't change the price
A cancelled booking inside 48 hours is covered by the cancellation policy
Seasonal weeks are listed on the estimate if they cost more
Walk-through
A worked example, with no number in it
A three-bedroom Deer Valley chalet with a hot tub and a boot room, turned over every Saturday through the winter. Here's what Yui asks, in order.
How many beds are made up
And which are bunks.
Where the tub sits
And how many steps lead to it.
Who owns the linen
And where it's washed.
Which Saturdays are holiday weeks
So the estimate names any week that costs more.
Whether the boot room needs a reset
Every turnover, or only after snow.
Where the lockbox and alarm are
And who else holds the code.
Get the number in writing
